Two are stand-alone rpts. and the other two are supplementary. The supplementary rpts. are often used by my clients to get concessions from the seller. They are concise and precise and leave no doubts as to what the problems are. It is time consuming and very impractical to present a complete rpt. to a seller to try to gain concessions. My concise narratives, with or without a punchlist, are absolutely the best tool to gain concessions.
I have created a 30 pageRATINGS REPORT, which I am proud of. Not one client has ever expressed any dissatisfaction with it. It is immediate (you get it on site) -- there's no anxiety of waiting for a rpt. to come in the mail. No hassles trying to download a rpt. to your computer. No hassles of trying to open a rpt. and read it on your computer. No time and expense of trying to print it and running out of ink. We know that internet and equipment failures do occur. I provide this rpt. on all of my inspections. The others are optional and you may decide at a later time if you need a supplementary rpt.
I also create 60-120 page FULL NARRATIVE REPORTS which are stand-alone and require a lot of time to read. They explain even minor issues in great depth and detail. I create these by selecting from a library of almost five thousand boiler-plate sets that I can modify and supplement with photos. The plusses are that they are attractive looking, comprehensive and contain photos. ( a picture is not worth a thousand words ). The negatives are those stated in the second paragraph. These rpts. take several hours to prepare and that is why inspectors who create only these rpts. have significantly higher fees. They may create an impressive looking rpt. but that does not mean they performed a thorough inspection.
Ratings Report
This rpt. is presented on site at the end of every inspection. It is complete, comprehensive, detailed, efficient and packed with only useful information and has no fluff or long disclaimer paragraphs. It contains all the info you need. You can decide at a later time to get a concise narrative with or without a punchlist which is emailed in 4-24 hours.
Be sure to open and read this supplement. It is a must have for new construction and is useful for presenting to the seller to win concessions and renegotiate the sales price.
